It has the property line overlaid on to an aerial photo. The one you can buy is from 2000 so I don't know if that helps you much. They do have aerials from 2005 but that's where the $10,000 comes in I think. I'm not sure if the tree and landscaping where there back in 2000. If so it might pay to spend the $15 to get an idea of what is what.

Thanks for your help. Yes all of the trees etc were there back in 2000. I am willing to pay the $15. I tried to figure it out on the Lancaster site but am having problems.

First: get the property surveyed again and make sure it is accurate. If it too expensive, you could barter a detail in exchange, or for a reduced price.



Check the communities fence oridnances as to placement on property. Good fences make good neighbors... and to tick him off, put the good looking side facing your property!



I noticed communal mailboxes in the pics.. does he have to step onto your porperty to get his mail? If this is the case, tell him he can't step onto your property, and if he does, you will contact the local constabulary to file a complaint.



If he continues to trespass, I would make up a letter using Microsoft Word on some very high grade paper , make up the name of a law firm and inform him that you will bring him to court if he steps onto your property again, even to get his mail...



I would check with town hall in reference to the site plans for the complex.. they would or should be on file in the Building Department and the Assesors Office. You may have a recourse going after the builder who misrepresented the property lines if you were the inital owner.



If in fact the property is his, he should be paying more in taxes for the additional property.. even if it is just $5 dollars more, it is a victory.



If his trees do in fact go over the line you can trim them back. If you enjoy the shade, just blow "his leaves" back onto "his" property... after all, they do belong to him... :nana: :grinno:

just an update...things are pretty much the same. The property stakes still remain with their pretty pink flags. I have removed all of my shrubery from the shared island. I am pretty sick of the whole situation..He keeps to himself and I do the same.
 
Pat, you should come on down to florida, we got some like that too. Hope everything gets better for you. Also Halloween is coming soon!:grinno: if you know what i mean.

Yeah I asked the township if its ok to have the stakes in the yard and they said that there is no ordinance preventing it. We have not spoken since the incident and the stakes are still there. I have been cutting my grass per the stakes and new property lines. The nice thing is that it doesn't take me as long to do it now :)



ZoomZoom...I would love to come to Florida. I plan on making a trip down in January or Feb. I might time it for AG's DF III. Maybe we can grab a beer.

I'm pretty sure misrepresentation of a law firm (even if it does not exist) is NOT the way to get things done. :wall

Not really...Stakes are still up in the yard after one year. Looks like crap.



I have been cutting per the stakes and looking for a new home.
