Rubber seals

Poorboys Trim Restore is what I am using. On rubber that is older like yours I would suggest applying it heavy to start, let soak and then lightly buff. Then repeat again a few days later.

My 96 Camry's rubber looks as good as new from repeated treatments
 
I would (and do :)) choose PB's Natural Look over TR. I don't know if the biocides prevent mold and mildew, but NL has been the dominant product I've used on my vehicles rubber seals for some years now. The 303 protectant would be a good alternative.
