Need help restore and maintain exterior rubber/plastic trims (picture inside)

Hey,



I need some help restoring and maintaining exterior rubber & plastic trims around my wipers, windows, mirrors and sunroof. Ive used 'Meguiars All Season Dressing' and 'Meguiars Gold Class Trim Detailer', but both leave water drop spots and leak after first wash! Ive searched the forum but without success. Here are some pictures:
