So I operate a Mobile detailing service and I offer my services to local downtown properties as an amenity, and have for about 5 yrs. Last week at one of my properties the property manager decided to introduce a waterless company, my competitor, to the tenants. Of coarse my Email was flooded with Emails from tenants asking if I was aware of this. My main concern initialy was how can u have to competitors in the same building? But I think I may need to approach this situation directly. Any sugestions????

Competition is good for everyone. It drives up the quality and keeps prices in check. I was banned from a property in which I came only to service two cars bi-weekly. The other 'detailer' who had some type of contract with the property management, made a big stink about me being there. I told this a** that I was not trying to steal his business and that I only was there to serve two particular clients. I was able to wash the cars where they were with a few gallons of water using ONR, while he needed a hose, and had to move the cars to a specific location. Let your work speak for itself and do not worry too much about the competition. It is not right to force people to use a certain company because of some petty garage contract.
 
Since you have been servicing this account for some time, and your customer satisfaction level is good, then propose to the property management that you will service this particular property in a waterless fashion if that is there request.

There isn't too much you can do, competition will always be there and there will always be folks trying to undercut you / steal your customer base. Keep your standards high, keep your prices fair, and you'll be fine.
