Attention 1 car garage owners

I could use a little help from you guys that have a one car garage. I have been actively looking to buy a house for the past few months, and after a few deals that fell trough, I have been unable to find much of anything. I have found one that I kinda like, except for one thing. It's only a 1 car attached garage. While I'd really love to have a 2+ car, I guess a 1 car is better than nothing considering I don't have a garage at all at the moment. Plus, I am tired of searching and want to get into a house as soon as I can



Anyways, the proprty listing report shows that the garage is 375 square ft. I doesn't list the dimensions, so that's kinda all I have to go off of at the moment. So with you guys that have a one car garage, can you post a picture of your garages with your car and whatever else you have stored in it? Also, can you post the dimensions of yiour garages? I just want to get an idea on how much room I'll have one I get my car and toolboxes inside. Thanks for any help
 
Is this your first house? IMHO, take your time and keep searching for something that's closer to your ideal. This is a buyer's market and many "experts" predict further declines in prices. While no one really knows what to expect, it does seem that the days of buying, rapid appreciation, flipping and buying something bigger are well behind us.



If you want at least a 2 car garage, keep looking and wait. If you buy quickly now, just to be buying, you'll probably regret it and be stuck until things turn around.

Prices will continue to drop, but there is legislation that is due around Sept. that will make some loans harder to obtain. Long run...hold out for the 2 car garage for resale reasons. I added on and the city made me tear down the original garage..built on the prop. line. Then they admitted a mistake in my new garage design that they TOLD me to build. I now have a 15 x 25 "storage" room and a 2-car carport (25k!).



Take your time--no rush right now.

Yep, first actual home purchase. I've been keeping watch on whats available in my area for a while now, since last summer actually. I put off buying something last summer since I decided I wanted to save a little more towards my down payment. Once fall and winter got around, I was going to try and buy, but decent homes listed in my range with garages period were pretty much non existant around here during that time. Summer time is kind of the prime time for the most listings from what I have seen. So for the past 4 months or so I have been looking at and viewing homes, not really finding anything that really interested me, so I am just kind of ready to have some place to call my own. That and the fact that I don't have anywhere to store my car for the colder months like last year, so I want to do something by then.



As long as I have room to get my car in and toolboxes, and still have enough room to be able to detail inside, I'd be satisfied. I'll probably live there 5 years or so, and move on to something else anyways. For what I can get the house for, I am sure that I could get my money back assuming that the housing market doesn't totally go down the tank
 
A 1 car garage is a tight squeeze. Workable, but tight.



Unless you're desperate for a place, hold out for a bigger garage or a property where you can build a pole barn or other outbuilding for your car(s) and work area.
 
Spend some time and keep looking. My single car garage wasn't bad at first but then the wife stored some stuff. And then a baby came along, which has led to a moutain of toys (pack and play, swing, bouncy, etc.) And now I have to be super creative (plenty of tetris and lego practice helped) and can barely detail in there.

Do you have any pics with what it looks like? I don't have to worry about storing anything like that. The garage will be my space, and mine only, so all that's going in is the car and toolboxes. There's storage shelving cabinets at the front, so I can store the detailing stuff in there and that will eliminate the need for any free standing shelving. Actually seeing pics will give me a better understanding I guess



After Googling some, seems that garages in the 375 sq ft range are 15' x 25'. How do most 1 car garages compare to this size, or is it about the average size for them?
 
Try to find a place with a large lot so you can build a 2 car detached garage behind your home. Hopefully you are in a part of the country where large lots are affordable. I always found it funny that real estate agents almost never say anything about garages. It was pretty important to me.

You can see there isn't much room on either dide, especially since I have to store stuff on the sides too (jack, ramps, shop vac, ladder) some shelves installed up top would help some but not a lot.

375 if it was square would be 19.5x19.5. Compare that to my average sized double garage which is 22x22, or 484 square feet. So really only bout 30% bigger than 375.



I have to respectfully disagree with bottlefed and aver that shelves or cabinets would help significantly. Put them about 6'2"-6'5" off the floor so that you can walk under them and you have 162 cubic feet of storage with zero footprint. Add to that shelving hanging from the ceiling and your well over 200cubes. Attic - another storage space. You store less frequently used items in the less accessible places. Oh yeah, and put loose items in totes so theres no danger of stuff falling on your car ... although there's no danger of that with bottlerfed as nothings going to fall off the floor! :rofl: just teasing you man :bolt



Not gonna give you home buying advice Redline ... just crunching some numbers for ya and giving you some storage ideas which will help no matter what you buy.

You have inspired me lol, I am going to try and install some shelves this weekend. I figure it won't help a whole lot, because with the car in there I only have about 30 inches on each side. :Cry:
 
Shelving is a must with 1 car. I use a chrome 5 tier shelf to store all my detailing stuff within different sized rubbermaids.



Tools are in a 7 drawer chest. Saves alot of space. If you have any other toys for the garage it's gonna be tight. I am renting a garage, but after having a two car, this thing is feeling way too tight. I would really keep looking for a two if you spend significant amounts of time in your GA
 
I feel you on that my garage is 13' x 20'. After coming from my parents garage which was 40' x 45', this garage is a really tight squeeze. We could stuff 6 cars in my parents.........miss those days of free rent :(

Our first house in AK was a single car garage and was impossible to get the sides (on either my SUV or my wife's car), and if you could, you wouldn't see the correction at the right angle to adequately see it. My only regret with that house is holding out to find a house with a 2 car garage, even if it meant a longer commute to work. We still own that property and rent it out while we're renting a house down here in NC. We're currently looking for a bigger house to rent when our lease is up in a couple months.
 
Glad I posted this here so that you guys could talk some sense into me. After looking at pics elsewhere and seeing the pic on the first page of a one car garage, there's no way that I could enjoy a house with a 1 car garage. I'm going to keep looking and get something with at least a two car garage. I don't want to be one of those people who has regrets on the biggest purchase that they will make

I'm in New York, and for the past 1.5 years, I have been looking at houses and have yet to find one that pleases me cuz most of them have 1 car garages.



I can't tell you how many beautiful dream homes I did not bid on, because they did not have a garage. I even thought about adding a garage, but that cost can add up.



I'm glad you waited.....because I am still in the market for a house. At least here in NY, they have something called 1.5 garage, and those are not bad in terms of space. SUV's are a tight fit inside a 1 car garage.



BTW, have you found a house yet? LOL.

Yup, found a place quite a while back that had most everything I was looking for. Looking back now, there's no way a 1 car could ever work for me. I have a feeling it will be pretty easy for me to outgrow my 25 x25 garage in a few years
 
Glad to hear that. Over here 1 car garages are 10x20 and that is absolutely a deal breaker for me due to the tight space. I can't tell you how many great houses I had to reject due to that. Hopefully, I can find something before the rates start rising.
