looking for a shop

Members I need some input, I recently started mobile detailing business and well business is up and down, people are as tight as ducks arse and most of the time are happy with 3 dollar car wash. So I'm in the looking for a shop to and I came across a car wash that has 3 bays nice facility and no one uses it. I'm tryin to contact the owner about setting up my shop there and detailing cars, pay a percentage to him. Is this a crasy idea? Has anyone else done this, I need to suggestions if this is worth pursuing or not.

I really doubt the owner would let you have the building for a percentage of the business you do. Most likely they will want rent and a signed lease.
 
Does it fit into your business plan? In other words would the extra expense of having to pay rent etc. leave enough profit? There are people willing to pay for high-end detailing in NOVA, it is just not easy to find them. It takes a while to build a brand and reputation.
 
Currently looking for the right spot myself. Every place is either too expensive or doesn't have the correct drains. I have actually always wanted to own a coin opperated wash bay. I figure I could get the do it yourself people and the I want it done for me people all in one spot. But have not found that location yet.



Kind of tough right now to get the bank to come off some sort of loan to build my own spot. I figured since the commercial side of leasing is hurting so bad right now that I could find a decent price. But I am finding that not to be true.



Oh well, woke up to the first snow today so it is not like the customers are breaking down the door to my garage.
 
I don't know about your specific situation with that wash bay, but I'll say this...



I was mobile for about a 1-1.5 years. I moved into a fixed location this past March and it was the BEST decision I've made for my business. Having my own place seemed to bring me instant credibility. It was as though people took me more seriously than when I was mobile. And business has been much better since moving into my fixed location. While there is more overhead, there are more hours in the day that I can work. Plus, weather doesn't effect my work nearly as much as it did when I was mobile (I'm in Indiana where we get all 4 seasons).



Good luck with your situation. Hopefully you find the same success that I have going from mobile to a fixed location! I would just offer the guy a flat monthly rental rate and go from there.



fergnation - I hear ya about looking for a fixed location. Price and drains (or lack there of) were the hardest things to overcome. Good luck with your search! As always, stop by if you're in the area!
