Finding a garage to operate out of

Looking for some help from those with experience here. My goal this year is to continue to operate as a mobile detailer thru the summer, but would like to get into a small garage that I can call home before winter hits again. I have started looking for information on finding a small space but am having trouble getting any information at all. All my searches lead to massive properties that are nothing like im looking for. What I want is something small maybe at most 1000 sq/ft. and maybe a small office attached. Problem is I have no idea how to even begin searching. I know there is stuff like that around my area but I don't even know what to type into Google to start looking

To those of you who have a small shop/garage like that, how did you go about finding it? I have a lot of time to figure this out but id like to start looking around now so I can plan my year out to figure out what my costs will be to make it work
 
see if you can find a small industrial par/condo area

wont be much for drive by eyeball, but if you promote properly will work well and be relatively inexpensive
 
Try and find an investment company that seems to be offering a wide range of units in areas that interest you. Then contact them. Smaller and soon to be available are not always listed.

Other option would be a shop with extra space related to auto.

I have also seen "want to lease" adds.

Just needs to work out zoning wise and owner is financially secure. Don't want your things locked down in a foreclosure.

Nice thing about an investment company is stepping up in size can be pain free within their holdings.
 
Sorry, try "for lease, commercial , 1000sqft, area"
The commercial will pull other properties in also. Business will tend to pull retail space or office.
 
That's what I'm looking for Ronkh. Just having trouble figuring out how to find what's available. Although it's looking like spending some afternoons driving around may be my only option.

Thanks for those tips john, that actually sounds like some great advice. Gonna look into those ideas
 
It's good you are asking. There are people who look to buy a property but want a tenant right away(smaller investors) The looking to lease ad gets attention also. Just think if you had money to buy and knew someone was ready to pay you for use. It is very common and investors are looking for this.
I am hidden from drive by traffic but am centrally located to all areas I target demographically.
