I live in Chicago and it seems like there are a lot of neighborhoods that have empty commercial type garages. Does anyone know of any resources for finding out how to purchase these types of properties (ones that look abandoned and don't have for sale signs)?

I have been checking a lot of the commercial real estate web sites, but not really seen anything that would fit the description. Obviously these sorts of places have the potential to become a great place to start a business if you can buy them for the right price. If any of you have gotten started this way, your input would be appreciated!
 
Assuming that you have the $$ to invest/lease commercial real estate, then it is time to contact a commercial Real Estate agent/broker. There is no direct cost to you.



A broker can help you determine your market (demographics), logistical needs (size, access, utilities), and location, location, location. All of his recommendations should be within your predetermined/expected 'occupancy cost'. Reasonable rent/debt service should be about 12-15% of your projected sales. Higher rent should give higher visibility...



Site selection is an important, crucial decision. Seek the advice of a professional.
