I recommend Swisstrax floor tiles, at least for your wash area. I have them in my shop for a 3/4 year now and they are awesome. I also like my RO water system. One problem I have is dragging hoses around vehicles. If I were you I would have hoses on each side in your wash area so you never have to drag them around cars.

Congrats on your purchase and best wishes. Keep us posted!

First off, Congrats and Best of luck.
My idea would be to start on the floor, just tear it out,
check the plumbing and drains, see if everything is working properly.
A restroom for guests and 1 for workers.
I`d loose all the glass, more room to blow out the walls into the lot,
have 2 garage stall doors in front and a small office for you.

Awesome buy! Cant wait to see what you do with it!

Besides the obvious slip hazard with this type of floor, this looks pretty damn nice. I would want to do this to my shop if I owned one https://youtu.be/okcRE1AilCc?t=22m

With one acre rent existing structure to shake shack or chipotle make profit in rent and purchase a 40x60 steel structure. Insulate and build world class detailing center on the cheap. You own property so signage can be front and center and business just behind or next to food place. Food place perfect venue for late night car shows and open house for detailing. If you have the $ and food service experience Open the shake shack or chipotle yourself.

Re: What would you do if you owned this Building to turn this into a Top Notch Detailing Grage ?

Do you plan to detail the cars yourself, or have a crew? Where will the cars be stored if they are dropped the night before? Will you do any wholesale work? Is the lot fenced? Drains go to sanitary? They will need traps..no biggie. Will the customer entrance be separate, or will they be able to walk in and walk right up to a car? Will there be a waiting area? How many cars do you plan to detail per week? If it is raining when the car is complete, will the car stay in?

I mention all of this because I have built and renovated several shops...1600 sq ft will get small.....fast. What is the budget for reno? IME, it could get to 100k really quickly from what I see...

Wow! Congratulations, looks like a great location you got there and having plenty of room to expand makes it even better.
I only have limited experience in lighting so I can`t offer much help there, but I will give you my opinion that Rasky`s set-up seems to be the way to go and it`s what I am going to do whenever I can upgrade the garage

Congrats on the new space, Wendell!

For general overhead lighting, the links Dan provided above are one of the "best bang for the buck" LED options available. For their cost, lumens, and lifespan, you`ll be hard pressed to find a better option for the money. They`re also very efficient, per fixture: 4424 lumens, 36W, 123 Lumens per Watt, 121 Lumens per $1

What are the dimension of the building?
