Benefits of a garage.

Right guys, here goes, my dad is thinking of buying a house next door which is more or less abadoned, and making it into a dual apartment thing me my bro and i.... well it will back onto our garden which i'd say is quite big, i'd say about 60-70 meters long, and 35 meters wide...

well we've toyed with the idea of making a garage that goes under the apartment and partially under the garden, kinda like an underground garage for 8-9 cars very comfortably, 12-15 all squeezed up and stuff. It will have a wash bay, toilet, and maybe a chillout area, and all the facilities needed.

well i just need to convince him on how much better it would be to do this rather than extend our existing 3 car garage (one behind the other, and one on a lift) into a 5-6 garage (above ground)

well here are some of the reasons i have thought of :

- Initial cost of building garage and stuff, will be outweighed by the property value increase. Parking is sometimes hard around my town, and most people only have a 1-2 car garage anyway.

- Should any of our cars be sold, the value of an all year round garaged car paintjob when compared to a car kept outside can be up to $1000 a car.

- We use the current garage as a workshop and storage for bicycles, bits and bobs, which means alot of dust.

- Existing garage may be used for every day car, meanin turned into a 1 car garage, and use other space for workshop/storage

- When entertainin friends/family over Xmas and other times the availability of extra garage space will be appreciated and needed.

- Security, two of the cars have sound systems in them, one will have a new one put in worth over $5000.

- its nice to have, as friends can come over and stay messing around wit the cars, and makes a good conversation piece.

ok i need more things to put on this list that wil outweigh the costs of the garage, which i reckon will be around $25-35

I think you will have far better luck trying to get the cost of your dream garage closer to the cost of what your father is planning. I would spend some time and put together some plans and try and come up with some good estimates of what it is going to cost. I don't know your father but, there would have to be a lot more reasons than what you pointed out to get me to part with 75-100K when the addition to the existing garage will more than likely be fraction of that.

actually i wanna edit that post, the cost of the garage would be more like 25-35k

OK, how much are your father's plans going to run? Firgure out a way to make your plans work for something close and it will be far easier to sway him than trying to justify it with things that may never happen.
